As of September 2026, The Royal Pita Maha starts at around US$295 a night on Trip.com (roughly Rp4.8 million) for the dates we checked. That buys a private pool villa in a 75-unit resort owned by Ubud's royal family in Kedewatan village, about 6 km from Ubud Palace, stepping down the slope to the banks of the Ayung River.
What villa types are there?
The official site lists six categories, all villas, no standard hotel rooms:
- Deluxe Pool Villa: about 340 m², double or twin bed, up to 3 adults with an extra bed.
- Royal Pool Villa: similar size, separate living and sleeping areas, king bed.
- Royal Spa Villa: comes with a jacuzzi, for guests who want spa rituals in their own villa.
- Ayung Healing Villa: about 400 m², set in a small organic farm by the river, 2 adults only.
- Two Bedroom Deluxe Pool Villa: three levels following the slope, sleeps up to 5 adults.
- Royal House: about 800 m², a replica Balinese palace with a glass wedding chapel, for 2 adults.
How much does it cost, and what is extra?
US$295 was the lowest rate showing on Trip.com when checked in September 2026. The Healing Villa, the two-bedroom villa and the Royal House cost clearly more, and July-August plus Christmas-New Year are usually peak. Airport transfers are charged separately. Check-in is 2pm, check-out noon, and breakfast runs 7am-11am.
Which facilities actually exist?
- A main pool with pool bar, plus a private pool at every villa.
- Royal Spa & Wellness with two pools, jacuzzi, saunas and private treatment villas (the Royal Ayung Villa has its own pool and herbal mist sauna).
- Free yoga on Tuesday, Thursday and Saturday, 8am-9.30am, at the riverside yoga bale.
- Stone or wood carving, painting, offering-making and cooking classes with chef I Made Suama.
- Ayung Valley Restaurant (all-day dining), Ayung Organic Restaurant beside a man-made lagoon, and Dewata Lounge for afternoon tea and cocktails.
What are the downsides?
First, stairs. The resort covers a valley slope of well over ten hectares, and guest reviews keep mentioning the many stone steps. There are lifts from the lobby toward the river, but from the riverside villas you still climb stairs between two lifts. Not a good fit for older travellers with bad knees or wheelchair users.
Second, age. Trip.com lists the resort as opened in 2004 and last renovated in 2010, and some reviews say parts feel dated. Third, distance. The shuttle into central Ubud runs only about three times a day, and reviews say there is no return pick-up after 6.30pm, so dinner in town means a taxi or Grab. Pets and durian are not allowed on the property.
Who is it for?
Couples and small families who want quiet, like Balinese culture and don't mind stairs. Less suitable if you want to walk to cafés every evening. For a local breakfast outside the resort, Nasi Ayam Kedewatan Ibu Mangku is on the same village road, and Royal Kirana Spa is a useful comparison if you want another spa in the Ayung Valley.

One practical tip: ask for an upper-level villa if you plan to come and go a lot, and save the riverside villas for nights you actually want to spend in.
